LAKE CITY PLOT PRICE ASSESSMENT

Dear All,

I have following questions and appreciate to have answers from experts.

1) is it right time for entry in lake city for investment purpose ? if not now then when ?

2) which option is good in lake city files (M7C /M7D / M8 new deal) or M8 which is under development ?

3) I receive options for M8 B1 facing park 36 demand and other one on 60 feet road at 35 demand, what should be correct worth ?

From now till start of November 2016 is good time to buy in Lake City.

M7C and M7D (installment plans) both are good options. I personally prefer M7C because its cheaper. M8 new deal is ridiculously high and not recommended.

M8 on ground is good option too. Price is between 29-37 depending on location. An average location plot should be good buy at 32. Good location plot is good but 34-35

Always prefer on ground possession plot if you have enough money. Lake city has great future for new couple of years great appreciation is expected.

For M7C if I am not mistaken its launching price was 25 lakh but does it include development charges. Is my understanding correct ?

Yes, Price is 24.90 Lacs. Now in resale it is available on 2 lacs profit. So you pay below amount

5 Lacs down payment.

2 Lacs Profit

2 Installments paid so far. Total 4 Lacs

Total: 11 Lacs

Developed charges are not included. I guess, Development charges are around 5 lac for 5 marla.

As advised by you, M7C is cheaper, but there is still 2 lac own then how m7c become cheap, plz elaborate.

plz dont mind i am new with such stuff.

further if i can buy m8 (under development) will it be better proportion then m7c

M7C old booking. 24.9. booking closed now but people are reselling and asking 2 lakhs profit. Which means you have yo pay 24.9 to lake city and 2 lakhs to the seller.
You pay 24.9+2+.50 (transfer fee).
Total=27.4 lakhs

For 29.9 lakhs booking available with no profit, so  you dont have to pay profit.

So you pay 29.9 only. No transfer fee as you will be first allottee.

Which one is cheaper?


On ground plots both M7 & M8 are better if you can pay at once.
